    To start with good points - nice view & location close to shops, close to restaurants, great park & water park for kids & carnival rides. That’s where it ends. Bad points - very dirty, outdated & run down. Not enough cooking utensils, get rid of the eye saw pool bar with shutters that no longer exists - horrible!!! Not enough staff at this hotel. They have one staff member on front desk sometimes & they shut the shutters down leave the front desk & attend to other matters. Parking facilities are bad! The staff say to use the council car park - on weekends may not get a spot. no pick up & drop off area at all…….no trolleys ever available- in the hotel I think there is 1 trolley. In the loft apartments there are no curtains in the small windows above the slider doors- hope you like early morning sun at 5am to wake you up & not sleep in on your holidays. Had to leave the door open so we do not set off the fire alarm, as there is no exhaust fan in the kitchens - is that even legal???? one bedrooms are not actual one bedrooms- they installed slide doors that close on runners not proper walls & call it a one bedroom. In need of new curtains, no exhaust fan in the bathrooms. The phone at reception is hardly answered - they are always supposedly busy? Good luck trying to get through to this hotel in the phone! I could go on & on, freeloaders with more than guest checked in staying in each apartment if a certain nationality. I have stayed here about 1/2 a dozen times over the years. This hotel has gotten worse over the years. Someone get rid of the poor management fast to save this place. So upsetting & disappointing.

    The Oaks is located right on the water. Lovely view from the balconies. There are restaurants and shops underneath. The rooms are clean and the staff are friendly. The rooms can be pricey. When we stayed there the pool area was very windy so we couldn’t use this facility. I don’t recommend staying here on a Monday as all of the restaurants underneath are closed. A nice place for a short family getaway.

    Last minute booking so we paid a lot of $ for one night. Pros : great view from room , easy walk to restaurants , bed was comfortable but small. Lady at reception was very nice. Cons : building in need of a major face lift Room was very dated, not well cleaned and musty smell. Cleaning was really only surface cleaned I felt i needed to keep my shoes on all the time when in the room as the floors were sticky and carpet didn’t look clean. Bathroom was dangerous! very slippery tub with shower in tub, should have a warning sign. Bath tub and surrounds not clean visible mould and build up.

    The hotel was in a great location, right on the waterfront. The hotel itself seems like an older hotel and the hallways have a stale smell. The rooms were a mixed bag. Our original room was west-facing and extremely hot. It had a small kitchenette, bathroom with washing machine and a there was a full-sized couch and small table and chairs in the living area, so basically everything you could need. Unfortunately it was past its best days. The aircon didn't work and the room smelled of stale food and cigarettes despite being a non-smoking hotel. When the aircon couldn't be fixed, we were moved to another room, which was actually an upgrade to a larger, newly refurbished room. This room was absolutely lovely and didn't smell. The hotel staff were excellent and very helpful. I'd recommend this hotel for its location, but suggest asking for a refurbished room.

    Great location. Rooms really need some work. Plaster still on wall from fixing holes gaffe tape on doors. Broken tv antennae outlet, Quite Dirty and overpriced. Final night away and this was the most expensive least impressive of all our accommodation for the week. We had the loft apartment :(
