    The hotel is well situated very close to Central Station. Its location is excellent for those wishing to attend the Capitol Theatre as well as eat to your hearts content at the many restaurants in Chiba Town. The 1 bedroom suite was well appointed with nice furnishings and lots of space in the lounge and dining areas. The kitchen had everything you needed should you wish to cater for yourself. The staff were friendly and welcoming.

    Look, it's not the Marriott or Hyatt but we had a comfortable stay. We booked 2 units in 2 different floors. The higher floor was a pain to access due to the elevators being renovated. Both kitchens were ok and served its function. Rooms were old and signs of wear and tear evident, not sure what era from (late 90s?) but still relatively clean and acceptable. The extra folding bed had a dip in the middle so if you enjoy the sensation of being in a hammock, then that's the bed for you. The staff at reception were helpful and friendly enough. We did love the location which was walking distance to so many must see sites.

    would not recommend to anyone. booked after a long flight as pool and spa looked amazing. arrived, one “employee” managing the desk, took 45 minutes to check in the poor lady before us. the balcony apartment was a closed in balcony that smelt like urine. the pool area had paint peeling off the roof in massive strips, to the point i wouldn’t swim in that pool let alone inhale the air in the, and a poor homeless man sleeping on one of the floors. gave the key back to front desk, and was out of pocket over $300 to stay elsewhere. have emailed the oaks, and no response. not good enough.

    Like another reviewer, I was a little sceptical of all the one star reviews. Can’t be that bad right? Wrong. As soon as we got there the receptionist totally ignored us, followed by “sorry just busy with something” followed by another ten minute wait. Nobody else was in the queue. Meanwhile the fire alarm was set off and nobody wanted to turn it off. The lifts/elevators - yes there is only one working. Given people were complaining months ago about the other being out of service I wouldn’t expect it to open anytime soon. The elevator that did work was creaky and felt unsafe. The room itself was clean and comfortable, although the shower veered from lava hot to glacier cold with little in between. We didn’t use the AC much but in our room on floor 27 there was the constant sound of water gushing through the pipes to the floors below. Made it hard to sleep. We also returned to our room at midnight one evening to find a party in full swing next door which clearly had far more people than should be in the room. We complained to reception. Nothing. We complained again. Nothing. The third time we demanded they either call security or we call the police and they finally did something. Although the receptionist still had the temerity to, mid conversation with me on our third complaint, check in two guests (the irony not lost on us considering our own wait). All in all, totally overpriced and avoid, avoid, avoid. Location is good but other than that please don’t bother. The place needs investment, total renovation on the inside, new management and new staff. Much better options elsewhere. We had booked another three nights for our return to Sydney in a few weeks, but thankfully these were swiftly cancelled for no charge!

    Dated hotel but good location. The room was relatively comfortable but the curtains didn't fully cover the windows which made it hard to sleep with the city lights and sun coming in. Shower pressure was excellent. Fans and vents were very dirty. Foxtel was a plus.
