    Like many others the service is absolutely dismal. I live as a resident. The staff spend more time cleaning the lobby than any other facility. There are stains on the walls and carpets of the buildings common areas left for over a decade. The building is in dire need of a quality of life touch up. Paint the walls, fix some wear and tear caused by the temporary hotel guests that have no respect for the common spaces, and stop treating residents like a nuisance. If you try to get any support from facility be prepared for a drawn out process and plenty of blame shifting.

    Very very dated room. At $180 per night plus $30 per night carpark makes it expensive. The room was not good and will never go back and if you are booking please look at photos. I understand they have been closed for 2yrs because of floods and only reopened in February but probably would have been prudent to fix up rooms as well. Full kitchen facilities but 2 pots and no frying pan. Gas hot plate only two worked. As per photos washing machine was disgusting, all paint work needed redoing. Nail holes in wall by spare bed room. Bathroom drawer inside filthy with some sort of creature walking around. Grout in shower mouldy. Vertical blinds in lounge area and bedroom could not be operated successfully. Carpet coming away from walls behind dining table. Has a note in kitchen asking tenants to take rubbish to chute on each floor. Not chute asked reception had to take it bins in basement. Advertised foxtel/cable but didn’t have it. Could only hook up one phone to the internet. No plugs for kitchen sink or bathroom basin

    The Oaks staff here have no idea how to change a light bulb, let alone run a complex. I have not stayed here as a hotel guest, but live here as a resident and the maintenance and cleanliness of this complex is a joke. You make complaints to the staff about maintenance issues or common areas that need cleaning and half the time nothing is done. Their mismanagement lead to the beautiful Koi fish that used to live in the pond all dying, and there are a number of half-completed maintenance projects around the complex that have sat dormant for months. I can't attest to the cleanliness or quality of the hotel rooms, but if the rest of the complex is anything to go by, I would avoid staying here.

    Our room had the strongest smell of cigarettes, the elevators stunk of death and the hallways around the rooms smelt like old ladies. The guest soap/bodywash etc was all empty and the bottles were still the same ones from the previous guests. The fans didn’t work nor did the ceiling lights in the bedrooms we could only use lamps. Staff were also not helpful as parking and different levels etc. was a nightmare. We had booked a second room as well and our light blew up. Also think this place is haunted. Will not be staying here again

    Ok I am going to be constructive here. I have given a score 5 out of 5 I think it deserves it but if I could had scored slightly lower maybe 4.8 as there were a few issues but the pros out weighed the very few negatives. Secure parking including accessibility 5/5 Reception check in 5/5 Public areas hmmmmm all I am going to say The room: 5/5 but to be honest there were negatives Broken bedroom door Broken range hood Fridge door could do with new seal it opened very easily (But clean which to me was more important ) 1 fry pan 1 saucepan Plates and cutlery that’s it kitchen very sparsely set up for a fully serviced apartment The bed if I could rate 6\5 I would , I seriously have had better sleeps last 4 nights than my own bed. Cleanliness of apartment 5/5 The room was quiets and sound proof 5/5 Location feels like back streets of Brisbane but was ok for me 4/5 I would stay again
